Should I sell my home?

Deciding whether to sell your home is one of the biggest financial and personal decisions you'll make. It's about much more than the value of your home or what's happening in the real estate market. It's about understanding your life, your needs, and whether moving is truly the right solution. When someone asks me, "Should I sell my house?" I don't immediately start talking about listing prices or marketing plans. Instead, we start with a much simpler question: Why are you considering moving in the first place? Start With Why You Want to Move Every move begins because something has changed. Maybe your family is growing. Maybe your children have moved out. Maybe you've changed jobs, your health has changed, or maintaining your home has become more difficult than it used to be. Before making any decisions, I want to understand what needs aren't being met in your current home and what you hope your next living situation will provide. If your home no longer fits your life, is the answer more space—or a different way of using the space you already have?

I’ve had countless parents come to me in their starter home, now with more children than bedrooms. The kids are in school, and have activities after school, their life is bursting at the seams with responsibility.. The wife and husband both work, organizing cannot always be at the top of the priority list, within the home, they are overloaded too. Sometimes they need less. Buying a two-story home may have worked for The Kleinsmith’s in their 30’s, but with the kids out of the house, and the extra rooms mostly unoccupied, what is it they exactly need in their next home? Sometimes they need a home that's easier to maintain or closer to family. Richard really loved his Wilson traditional two-story home when he bought it 20 years ago, but with age, the cleaning, the maintenance, and the stairs, it has created a situation that no longer is fitting him right. Can he make the most out of his current living situation, or is he in need of downsizing to a first floor living style?

moving is not always the option

Sometimes they discover that the need they're trying to solve can actually be met without moving at all. Stacey found that first floor living isn’t easy to come by, and she reenvisioned her first floor office. With a little creativity, and some utilization of the equity she built in her home, she is able to capitalize on the space by making it her master suite, and continuing to age in place. Selling your home should solve a problem—not create a new one.

Can You Comfortably Afford the Move?

Once we understand why you're considering a move, the next step is determining whether that move is financially realistic. Rather than focusing only on how much a lender might pre-approve you for, I prefer looking at your entire financial picture. Together we'll discuss: Your home's current equity. What you can comfortably afford each month. How much you can use as a down payment. Future mortgage or rental payments. Utility costs. Existing debts. Savings goals. Care expenses if you're helping an aging parent or planning for your own future. My goal isn't to find the most expensive home you qualify for. It's to help you find a housing situation that supports the life you want to live. Whether the move is 6 months from now, or 3 years from now, we create and execute goals together to move the process of buying a home closer and closer. Most Realtors account for your home cost, but we all know the car can break down, our pets can get sick, or our kids may need help with college. It’s time we began looking at our housing cost, against our lifestyle and goals.

 Is Now the Right Time?

Even if selling makes sense, that doesn't always mean today is the right time. One of the first practical conversations we have is about timing. I may ask questions like: Could your home realistically be ready for professional photos within the next week? Could you comfortably have buyers touring your home? Could you have everything packed and moved within 45 days if needed? Could you find your next home and coordinate movers, utilities, and everything else involved in a move? Sometimes those questions reveal that the timing is right. When Nancy was ready to sell her rental, it just so happened her tenants were ready to move. The timing couldn’t have been more perfect, and the settlement lined up right when they were ready to move. Other times they reveal that waiting a few months will make the process far less stressful. There are seasons to life, and some busier than others. Ultimately moving where you live is a life transition, and if we can navigate that move in a more peaceful season of your life, that is our priority. The goal isn't to rush. The goal is to move when you're truly prepared.

Selling isn't always the only answer. Before recommending that someone list their home, I like to explore every reasonable option. Depending on your situation, we might discuss: Staying in your current home. Making modifications to better meet your needs. Renting instead of buying. Buying another home. Selling traditionally. Considering a cash offer if convenience is more important than maximizing price. My client Jane wasn’t sure what was right for her. To live and fix up the home she’s been in for years, or to find a rental, and pursue something with less maintenance? Over time I began to understand Jane’s ultimate needs were to have savings, an affordable monthly payment, and a cleaner living situation. Once we understood her budget and goals, we compared those options and determined which path best fits your situation.

 If You Decide to Sell

When someone decides moving is the right choice, I focus on creating a clear roadmap. We build a timeline together with real dates instead of vague expectations. We'll determine: When your home should be ready for photography. When showings will begin. What needs to be completed before listing. What happens once an offer is received. How inspections, financing, and closing fit into the process. When you'll need to be fully moved out. Rather than overwhelming you with every technical detail, I focus on helping you understand what you need to accomplish and when. For instance, it may not feel realistic at the time we meet, to be ready for pictures in 2 days. It may not be realistic for us to schedule the first day of showings, right around your son or daughter’s prom! In some cases it is worth waiting the week, to create a timeline that makes sense. Having a clear plan makes the entire process feel much more manageable.

You're Never Left Wondering What's Happening

One of the biggest sources of stress during a real estate transaction is poor communication. I believe consistent communication builds confidence. That's why I make it a priority to: Respond promptly to calls, texts, and emails. Keep you informed even when there isn't major news. Explain who's involved in the transaction and what each person's role is. Make sure you always know what comes next. A Realtor’s job is ultimately communication and a connection point for the transaction to pull through. When we hesitate to communicate news, good or bad, we put our clients in a place where they cannot make the best decision for themselves, and feel under pressure.
